What is a seller certified inspection? 

Just like a buyer getting a third party property inspection undertake for the potential purchase of a home, a seller certified inspection is simply that same thing under taken by the vendor prior to putting their home on the market.

What is the purpose of an inspection?

The purchase of an inspection, if it be for buyer or seller is exactly the same. To give a visual report on the condition of the property giving the customer an understanding of the property and more or less the story the property has to tell.

Why would a vendor undertake an inspection?

For a cost of $495 a customer can get an independent, non-bias report on the property which will result is only positive outcomes throughout the stressful time of selling a home. Benefit include but are not limited to;

  • The vendor has the opportunity to rectify any issues risen from the report that may devalue their property prior to putting on the market.
  • Undertaking a seller certified inspection demonstrates that the vendor has nothing to hide resulting in confidence from the buyer.
  • As a vendor (All parties involved) you don’t have to go through the stresses of a sale subject to an inspection, with the peace of mind knowing that the property has already had it’s independent inspection undertake and all parties are already aware of the condition of the home as it is.
  • Devaluation of the contract sum or loss of sale due to a buyer completing an inspection subject to sale and crunching the vendor on price from report findings.

What about the buyer how do they benefit from a seller certified inspection?

The buyer can get access to the independent report through you the seller or seller representative which will make up the part of their property package, we also slap on a seller certified sticker to your board to ensure everyone is well informed.

The job of an agent can be a difficult one, offer quality results, great communication to all parties and work for both seller and buyer to help with the transaction of a property. With a seller certified property on their books they have the peace of mind knowing that come contract close out, the unknowns that may occur post property inspection are low as the buyer already aware of the outcome.
